The site of the proposed development fronts onto Brick Kiln Road, North Street, Brooks Road and Midland Road.

Documents submitted as part of the application say: "The applicants are experienced care home operators and are fully aware of the increasing need for care home places within the towns and villages within which they have premises.

"The increasing need for such facilities, which is also brought on by a large increase in population, also brings with it a desire for modern, purpose-built development over the well-established format of the conversion of larger and/or older properties.

"With the outline planning permission and the subsequent reserved matters approval for the sustainable urban extension both highlighting the desire to provide a residential care facility within the wider development, to serve the town, this is an ideal opportunity for my clients to develop within his area.

"The increase in population will also bring forward a demand for nursery places too, so the planning application incorporates this into the proposed development, thus avoiding the need to use additional land within the urban extension for this purpose.

"It remains encouraging to see a business such as this looking to move forward and provide additional, functional, care home and nursery facilities within the area/district.

"In doing so the business will create new full time and part time jobs and will boost the local economy accordingly, as residents and their visitors will use the nearby facilities and services that already exist within the town."

The site of the proposed development is open agricultural land.
