Rochmills Group is pleased to announce the next stage in the long-term regeneration of its site near Northampton town centre, now formally named St Edmunds.

Since acquiring the site, Rochmills Group has invested significantly in preparing St Edmunds for its long-term future, including major infrastructure works, new access and parking, the restoration of part of its historic core, and the delivery of two mixed-use buildings. A new planning application has now been submitted to bring forward the next stage of this ambitious vision, transforming the remainder of the site into a high-quality mixed-use destination.

Phase One of the development will deliver Hampton Care, St Edmunds Northampton – a state-of-the-art, 96-bed luxury care home operated by Rochmills Group’s care division, Hampton Care.

Designed from the ground up to set new standards in later-life care, the home will provide exceptional care within an elegant, purpose-built environment. Each bedroom will feature a private en-suite wet room, alongside a range of premium amenities including private dining, a family lounge, wellness and spa facilities, and a rooftop orangery. The development is expected to create over 100 jobs for the local community.

Speaking on behalf of Rochmills Group, CEO Kabir Sehmisaid: “At Rochmills, we are working closely with our team at Hampton Care to bring forward phase one of this exciting scheme at St Edmunds.

We are extremely proud to be delivering a state-of-the-art luxury care home for Northampton as a further step in the wider regeneration.”

Phase Two will focus on the completion of the restoration of the site’s prominent Grade II listed building, to be known as St Edmunds Hall. Originally built in the early nineteenth century as the Northampton Union Workhouse and later operated as St Edmund’s Hospital, the building will be sensitively restored to provide retail and leisure space at ground level, with office accommodation above. The scheme also includes flexible outdoor space to the front and a secure private car park to the rear.

Rochmills has already invested over £1 million into the careful restoration of the building’s central section, using high-quality heritage materials including reclaimed brick, natural slate and stone.

Phase Three will deliver Hampton Residences, St Edmunds Northampton, introducing a high-quality later living offering to complement the care home and complete the site’s transformation into a vibrant, multi-use environment.

“This is a significant moment for St Edmunds,” Kabir Sehmi added.

“We recognise the history of this important site in Northampton. This application represents a clear and deliverable plan to move forward, and we are fully committed to creating something truly special that the town can be proud of.”
