Plans for 34 new houses in Rushden in a 'sustainable location' near A6
Plans have been submitted to build 35 new houses in Rushden, to the south of the town.
The land measuring approximately 1.22 hectares (3.03 acres) sits between Bedford Road and the A6 in the south of Rushden, and would include private parking for all homes, and a green space featuring a pond at the land’s northern tip.
A planning document reads: “The new development proposed here provides a wider range of dwelling types and sizes providing options for a wider portion of society.
"The number of homes proposed ensures that the land is being used efficiently but allows a relaxed character to be created in keeping with its edge of settlement location and green landscape character.

"There is a clearly demonstrable need for new housing in a variety of sizes and types. As neighbouring developments have already established this site can clearly be seen to be in a sustainable location.”
The applicant, Grace Homes LTD, says the development will provide a number of affordable homes with access to the development from Bedford Road.
Within the plans are a mix of two to four-bedroom houses of different sizes, including maisonettes, terraced, semi-detached and detached houses.
The developer has analysed the nearby Maye Dicks Road and Meadow Sweet Road to guide the plans to ensure they are ‘in harmony with the surrounding areas.’
The land earmarked for development sits close to Rushden and Higham Rugby Club, and was previously used by the club for training. However, it is ‘not considered essential’ as it frequently becomes waterlogged. Therefore, it is not needed for the club as other areas are available which are already in use.
The plans add: “The neighbouring rugby club is a successful and important part of the local community. The club house is located directly to the west and is used for social events in addition to sports uses.
"It is crucial that the relationship between these land uses is effectively managed to avoid future conflicts.”
As a result of the nearby playing fields, plans include the addition of sports fencing, and gated access from the playing pitch.
