Plans for a parcel of more than 200 homes on the edge of a Northamptonshire town have been approved by the council. The housing estate will form another phase of the Stanton Cross ‘sustainable urban extension’ to the east of Wellingborough.

The wider development will provide another 3,650 homes to the county when completed, with some already occupied. Outline planning permission has been granted by North Northants Council, however further plans detailing the building design, access routes and public open space must first be approved before construction on individual phases can begin.

Developers Vistry Group, a leading provider of affordable mixed tenure homes, are set to deliver the project. The site will encompass a mix of two, three, four, and five-bed homes, totalling 207 units.

The proposed building heights are two storeys with 2.5-storey key buildings providing interest, spaces and wayfinding. There are no proposed affordable units in this phase, however planning conditions state that a five per cent affordable housing target must be met across the whole Stanton Cross urban extension.

The development first gained planning permission in 2008, also getting the go-ahead for a 47-hectare park, neighbourhood centre, schools and other infrastructure that will be delivered within the relevant parcels. The council has estimated that 300 homes will be built every year until the development is finished in 2033.

North Northamptonshire planning officers recommended the plans be approved, subject to conditions. The application was granted permission on Tuesday, January 30.
