Plans by Bellway Homes for the latest phase of Kettering’s Hanwood Park will go before the council tomorrow.

The national builder has put in details for what the 167 homes it is building will look like and the layout.

The four hectare site sits in the centre of what will eventually be a 5,500 home development and will be accessed from the internal development road which connects to the new access road interchange close to the junction of Barton Road and Warkton Lane.

The report that will be considered by Kettering’s planning committee on October 20 says the homes will be built in the already agreed Barton character design code that has been devised for the development, which includes streets laid out on a regular pattern synonymous with a garden suburb style with a green public realm.

Twenty per cent of the homes will be affordable housing.

The report says: “The affordable units are clustered together in two main parts around the Mews areas. This arrangement is acceptable to the Council’s Housing Strategy Department as it is the preference for the affordable housing providers to have this arrangement as it makes maintenance of the homes easier if they are together rather than ‘pepperpotted’ throughout the site.

“In any event the affordable homes are tenure blind and consist of the same or similar house-types as the market houses and therefore are indistinguishable from one another. The affordable housing spilt also provides a good mix of different sized-house types including affordable rental (21) and shared ownership (12) which have the agreement of the Council’s Housing Strategy Department. The homes will not be carbon neutral but they will be more energy efficient than most other homes in the borough.”

Planning permission was given for 5,500 home development to the East of Kettering and Barton the site back in 2010 with the first homes built by 2016.

Barratt, Persimmon Homes, David Wilson have already been building on site as have Taylor Wimpey.

A primary school is already operating on the site and last year Kettering girls’ school Southfield consulted on plans to build a boys’ free school on the development. This would be the first new secondary school built in the town in a generation.
