Proposals for a mixed-use development have been submitted for the site at the junction of Denington Road and London Road.

If the plans get the go-ahead, the vacant brownfield site would comprise of a retail unit, autocentre with vehicle repair, MOT testing and servicing, a drive-thru restaurant and gym.

While a tenant has not yet been confirmed for the retail unit, the plans say the drive-thru would be Burger King.

Documents submitted to Wellingborough Council say: "Burger King have considered development opportunities in Wellingborough and have established that a drive-through facility is the format for which they have an identified need in the Wellingborough area.

"Burger King consider the site to be well-placed to serve local workers, passing motorists and visitors to the existing nearby commercial uses.

"This approach also reflects commercial business decisions taken in recent years by McDonalds, KFC and Pizza Hut, with each of these companies’ sole representation in Wellingborough being in out-of-centre locations proximate to London Road/the A45."

The proposed scheme for the site, which is surrounded by mainly industrial units but is also adjacent to the London Road campus of Wrenn School, includes 78 parking spaces.

The planning documents go on to say: "The application scheme will deliver the redevelopment of a prominent gateway site into the Denington Road Industrial Estate which has been vacant for over a decade, but which has been the subject of several approved applications for mixed use and class A1 retail use, none of which have been implemented.

"The commercial uses proposed are designed to be complementary to one another, offering potential for linked customer visits and providing a range of facilities to serve the Denington Road Industrial Estate, passing vehicular traffic, local residents, and users of other commercial facilities nearby.

"The scheme has been designed to deliver a balanced range of commercial uses which when combined present a commercially viable and deliverable development."
