Sale completed on key Wellingborough site set for new lease of life

The sale of a prominent brownfield site set for a new lease of life has been completed.

Prop-Search has announced completion of the sale of the former Gloverall factory site in London Road, Wellingborough.

The 1.1 acre site was formally developed by Gloverall in the early to mid 1960s as a state-of-the-art factory manufacturing their famous duffle coats.

It remained active until Gloverall relocated to Earls Barton, where it continues to manufacture today.

The site was purchased by the Barkby Group and was granted planning permission in July this year for the development of a mixed use scheme including retail, autocentre/tyre and exhaust/MOT and/or trade counter and gym uses.

Various size units will be available individually or in combination from 1,200 sq ft, 2,150 sq ft, 3,350 sq ft and 8,000 sq ft.

A unit of 5,000 sq ft has already been pre-let to a tyre and exhaust operator.

Development of the site is due to commence in January next year, with completion and handover of the buildings in the summer.

Simon Toseland, a director of Prop-Search who brokered the deal to the Barkby Group and has subsequently been retained to act in the letting of the scheme, said: “This is one of the last sites on London Road to be redeveloped to offer a modern roadside mixed use scheme, replacing the historic and aging industrial stock building of the 60s.

“It’s an exciting opportunity to further enhance the main route into Wellingborough town centre and despite the current challenges of Brexit and Covid-19, demonstrates the commitment of the Barkby Group in their vision and investment in the town.

“The scheme follows on from previous developments structured by the Prop-Search team including Castlefields Retail Park - home to B&Q and M&S Foodhall - and Wellingborough Retail Park which attracted Lidl and McDonalds.”
