Could Starbucks, Subway, Greggs and Sainsbury's be coming to Corby?

A drive-thru Starbucks, Subway, Sainsbury's and Greggs could be part of a new petrol station for the north of Corby.

The UK’s fastest-growing forecourt operator Euro Garages has applied to Corby Council to develop the site of the former Audiotel counter-surveillance equipment offices on the Weldon roundabout off the A43 / Corby Road.

Documents submitted to Corby Council’s planning department indicate that the firm wants to put demolish the existing offices and put up two new buildings on the derelict site incorporating the petrol station, shop and hot food kiosk, alongside a separate unit to house the drive-thru and sit-in Starbucks.

There will be 43 parking spaces and around 36 full-time equivalent jobs will be created.

The statement to planners says: “It is the position of Euro Garages that the proposed development will...provide a service to local residents and customers passing through the area by reusing a currently vacant, previously developed site and by providing jobs to the local community.

“Euro Garages have identified a need for the proposed development in the locality as the A43 between Stamford to the north and Kettering to the south does not include any PFS (petrol fillng station) provision. As a busy road, the proposal will provide an important service to local commuters, employees and businesses.

“Euro Garages have undertaken a Noise Impact Assessment to ensure that the proposal will not result in a negative impact on local residents.

“The site has also been designed in such a way as to reduce the risk of noise impact.

”Euro Garages propose redeveloping a former office site which has been marketed for a substantial period with no interest from the market. While in many cases developing a greenfield site is more cost effective, the proposed site is in a prominent location with good highways access.”

The firm, which was started by Blackburn brothers Mohsin and Zuber Issa in 2001, already has links with a number of big high street names including BP, Esso, Spar and Burger King. Sainsbury’s, Greggs. Starbucks and Subway are specifically mentioned in the Corby planning application.

Further information in the application states: “Increased competition from supermarket petrol stations, increase in fuel duty and fuel price inflation has led to significant competition in the PFS sector resulting in significant reductions in the margin per litre of fuel sold.

“Operators have thus been forced to rely on more comprehensive schemes, such as the proposed development, which includes a number of recognised brands, in this case, Starbucks, Subway, Greggs and Sainsbury’s will provide a broad offering to passing trade.”
